Site Visit
Complete on-site inspection, detailed measurements, photos and assessment of the property that is being appraised. Always fully prepared with Personal Protective Equipment suitable for most loss site conditions.
Scope of the Work
Provide an itemized listing of details of work required to repair or replace the subject property.
Photos and Video
Digital photo collection and notes presented in a PDF format, and/or video essay of the property with dialogue description.

Appraisal RCV
The complete Replacement Cost Value of damages as a result of the loss. All activities, items, unit prices and quantities are included at current local market rates.
Appraisal ACV
The Actual Cash Value of damages. ACV is based on physical depreciation considering the lifespan of building components and factoring betterment. Values are calculated on a line item or global basis.
Complete Building ACV
Using the same details as the Complete Building RCV with the addition of the actual cash value, which is derived from consideration of building age, condition, expected lifespan and any betterment as a result of replacement.
Desk Top Appraisal
A review of photos, documents, drawings, etc provided by a third party and without a site inspection. Conclusions and recommendations are limited to the information provided.
Liability Appraisal
This inspection and appraisal of the ACV of damages is ideal for assisting in subrogation value or 3rd party liability.

Detailed Specifications
A detailed description of all of the materials involved in the repair presented in the Construction Specifications Canada (CSC) format suitable for the specific project. Recommended for large commercial losses.
Bid Documents
Includes the production of General Requirements, Specifications, Scope of Work, and Drawings required for the bid process.
Call to Tender and Bid Review.
Assemble qualified or preferred vendors and distribute bid documents. Collect bids at tender closing for review and recommendation report.
Agreed Pricing
An alternate to Tender - Upon completion of the appraisal.
Code Review
A review of the building code and/or the local municipal codes with respect to damage and proposed repairs. Includes a report detailing any issues as well as consultation with the authorities having jurisdiction if required.

Thermo-graphic Imaging
Infra-red imaging technology that provides non-destructive digital image documentation of water ingress, heat loss from a faulty or damaged building envelope, hydronic heating leak detection or, possible undetected water damage.
Confirmation of Damage
Site inspection of damage and a complete report of the type of damage, the suspected cause of damage, and documentation of any existing conditions or any damage which may be unrelated.
Warranty Inspection
Impartial inspection of property involved in a warranty claim or dispute.

Cost Audit or Review
A complete review of costs for a specific project which can be completed pre or post completion or on an ongoing basis. This service is ideal for Emergency Service, Cost Plus or Time and Material projects.
Progress Review
On site verification of work progress and review of invoices submitted. We ensure the contractor has only invoiced for work completed and has followed the intended scope of repair.

Appraisal under the Insurance Act
Provide a qualified and experienced appraiser to act as Appraiser as stipulated under the dispute mechanism within the Insurance Act
Dispute Resolution
Provide an unbiased review of any dispute involving property valuation or quantum prior to entering any formal arbitration process.

Site Visit
Attend the site to complete a first hand inspection, detailed measurements, photos and assessment of the property that is being appraised. We are fully prepared with Personal Protective Equipment suitable for most loss site conditions.
Building Types
Complete Valuation of existing buildings including Residential, Commercial and Agricultural. Replacement Cost Value calculated at the date of loss or the date of insurance coverage.
Complete Building ACV

Additional Risk
Inspect site for additional risks associated with the building type, current use and occupancy, condition or upkeep, age, location or access and, any special hazardous conditions.
